Q:What is total square feet under roof?
A:The heated square footage is 922 square feet. If you are asking for something else please clarify?

Q:Does the plan include cross section? We're building in Delaware, and they require that.
A:Cross Section= from the bottom of the footing to top of the roof, stair section if applicable, cabinets detail, all sections are specific to the plan.

Q:What is the roof pitch and load capacity with a trussed roof system? Also, what is the ceiling height in the different rooms? Thanks.
A:The plan has a vaulted ceiling that is roughly 15' 6" to the top of the beam. The rest of the rooms have an 8' ceiling height. The truss designers around here design the truss roof with a total load of 40 pounds per square foot. The roof pitch is 5 12.

Q:Dear GarlingHouse, Couple of the notes in regards to Plan 45395 caught my eye. I'm hopefully planning to build in AZ. Noticed a reference to plans possibly not meeting code as is. Trying to figure out the appropriate contact, so I know if the plans are useable as is OR require modification. Thank You
A:Hey, our plans are drawn to the 2009 IRC code. We are actually located in North Carolina and we also update our plans to the 2012 NC code. Depending on the local permitting office's requirements the plans may or may not meet local codes.
